What We Look For

  • All individuals aged 18 and older residing in the home must submit an application — co-applicants should apply at the same time to avoid delays.
  • Generally, applicants must have a combined household income at least three times the monthly rent. We also consider credit history and rental history.
  • Income stated on your application must align with your employer information — for instance, you shouldn't list one employer while submitting pay stubs from another.
  • To secure your new home, move-in funds — first month's rent and security deposit — are due within 24 hours of application approval.

Cosigners & Guarantors

For applicants without a credit history, a cosigner may be accepted. The cosigner must be a California resident, provide documentation of lawful income at least six times the monthly rent, and have a credit score of 700 or higher. Only one cosigner is permitted per lease.

Pets

If the property permits dogs or cats and you're applying with one, you'll need to provide pet information as part of your application. Pet policies vary by property.

Move-In Financial Requirements

If approved, the security deposit and first month's rent are due in full upon signing the lease. Your lease start date must be within 14 days of the property's available date. Conditionally approved applicants may be offered the rental with an increased deposit.
